Comte develops a comprehensive and careful strategy for financial institutions based upon volume and risk in current portfolios. Defined programs specifically designed to build a seamless third party entity for the institution to engage in the redefinition and asset build up of poor performing loans. Analysis determines realistic requirements needed to obtain the budgetary funding for providing resources in crucial areas during the life cycle process.  This develops a supportable asset management strategy that prioritizes current and anticipated maintenance and repair requirements, in order to maximize long-term institutional returns on investment and minimize the cost of irreversible loss of asset value.  

Objectives

  • Risk Management – Identification of banking distressed assets, quantify, manage and avoidance of furtherproperty portfolio value deterioration.
  • Asset Conversion - negotiating third party equity fund/private sector funding to convert failing commercial loans into healthy residential portfolios. Elimination of bad debts from banks books by transferring to credible portfolios.
  • Asset Valuation and Marketing Analysis: Asset Planning (property expected life-cycle management program in accordance with planned asset expectations and budgeting thereof to exiting strategy). Creating "Value-Added Concepts" for commercial property.
  • Asset value and best use strategies: Asset Recovery – Positive management disposition or disposal of distressed property assets. Including Broker Price Opinion (BPO) and appraisals. Reconciled market value (anticipated sales price over life-cycle strategy)       
  • Regeneration – “Intensive Care” programs for solvent business occupying commercial property. Management of relationships between client (occupier), bank and receiver to secure the value of the asset, where possible keeping business intact in that unit. Support of ailing business moving into insolvency by using an administrative shield. Programs having the ability to reduce depreciation on a property by property basis.      
  • Researching development potential, disposal of individual residential and commercial properties. Note: Disposition includes preparation for reuse and/or change of use in commercial properties and meeting life-cycle (asset) maturity expectations. Brokerage and negotiation.
  • Property Cost Benefit Repair and Improvement Analysis: Management of property including any recapitalization requirements during property life cycle. Management of maintenance and repair activities necessary to keep the property in working order and readiness for sale or transfer. This includes a firm preventative action policy procedure to maintain budgets in line with value of property and asset expectations. 

Summary

Comte actively manages and maximizes the performance of the real estate assets held directly by financial institutions. Comte acts as the institutional asset director responsible for the day-to-day operations of the property. Comte is responsible for overall performance of the institution’s portfolio.

The "Comte Life-Cycle" Program

  • Maximizing of the net operating income and investment value of each asset in the institutional portfolio

  • Providing “intensive care” strategies to allow business occupiers the ability to continue operations while in default, foreclosure or near insolvency. Resulting in depreciation stability and perceived value performance.
  • An analysis of the tenant mix of the property
  • Evaluating capital improvement projects as well as making strategic decisions impacting the assets including decisions to hold or sell a property or to change a property’s emphasis or focus at the end of the planned life cycle period.
  • Adhering to industry accepted “best practices” designed to protect client assets and increase investment value.
